My Marketing Strategy

When you list your home with me, you're not just getting a sign in the yard — you're getting a full-service marketing plan designed to attract the right buyers and sell your home for top dollar. Here’s what you can expect from start to finish:


Initial Meeting & Home Walkthrough

We'll meet in person (or virtually) to walk through your home. I’ll explain the process and answer all your questions. This is an opportunity for us to get to know each other and talk through what the next steps in the process are. Why is this important for you? Not only do we get to determine if we are the right fit for each other, we get to discuss your goal and how we will help you get there.

Listing Agreement

Once you're ready to move forward, we’ll sign the listing agreement and get started preparing your home for the market. Getting your home under contract solidifies our relationship and outlines the expectations for both seller and agent.

Pre-Listing Marketing Strategy

Once you are a client, we’re going to set the stage with a timeline, action items, and answers to your questions every step of the way. Working with Lake Sotheby’s International Realty is like working with a top studio in Hollywood. You’re going to have all the benefits and resources that will deliver a product unmatched in the marketplace.

Pre-Listing Activities

There are prelisting activities for both the seller and the agent to accomplish during this time. Seller activities include touch ups and repairs, decluttering, filling out disclosures, home improvement history, your story, and why you purchased the home. Agent activities include verifying the property specs, professional photos and videos, 3D Matterport shooting, staging consultation, and setting up the marketing schedule. Having these activities predetermined allows for clear expectations and clarity moving forward.


Coming Soon

The coming soon process is all about creating early buzz and building anticipation before your home officially hits the market. We will be able to market your property to the public at this time, but no showings are allowed until we are “live.” This entices buyers by giving them a little taste of what’s coming soon.

Going Live

The next step in the process is going live on the MLS website, which other syndicated real estate websites pull listings from. This is your property’s big premiere, and it means that buyers can see it online and schedule showings.

Marketing Blitz

This is where the magic happens! Once the listing is live, I launch a strategic, multi-platform marketing campaign to get your home in front of the right buyers. This includes posting the newly active listing on highly active social media channels, email blast to my buyer database and area agents, print flyers, and/or postcards and neighborhood letters, and open houses (if desired).

Weekly Check-Ins

One of my favorite parts of the process is the weekly check-in. Communication is key. I provide consistent updates so you're never left wondering what's going on. It’s essentially what the market thinks of your property and our product. Specifically, we will discuss online results, showings, feedback, offers, and anything else that pertains to your property. We will use all of this information to make adjustments to our marketing strategy to ensure that our next step is the right one.

Offer Management, Negotiation, and Acceptance

When offers come in, I present each one clearly and help you evaluate the terms, timing, and strengths of each offer. I will discuss negotiation and timelines on your behalf and finalize the offer acceptance.

An accepted offer is an exciting part of the journey of selling a home. During this next phase, the buyer will be scheduling an inspection if needed. Once those contingencies are clear, we are now pending, which means that we are extremely close to closing the property.

Closer and Title Company Selection

The next step is to arrange the closing and title services in order to transfer the title to the new owners. We will typically arrange these services for you, as we have a network of preferred providers that will provide the best service for your property. However if you have a specific title company that you like, we would be happy to use your preference.

Final Walkthrough

The next step in the process is a final walkthrough. This typically happens just before the actual closing on the property. This allows the buyer the opportunity to tour the property, as well as verify any mutual conditions. Should there be any issues, we would have time to remedy them prior to closing.

Closing

The final step in the process is closing on your property. All of the steps in the process and all of your hard work have led up to you receiving this reward. Make sure to enjoy it and give yourself time to celebrate!
